Evictions/Lock Outs
Upon assignment, Titan Relocation immediately inspects the property to determine occupancy. Whether a home is occupied or not, triggers a series of procedures that Titan Relocation follows to the letter. Oftentimes, an occupant can be convinced to leave by an offer of cash for keys but in the instances where this is not feasible, then a lockout ensues. Titan Relocation coordinates the activities with the REO company's lawyers and law enforcement agencies to ensure a favorable outcome.
Property Management
Once the home is vacated, we immediately re-key and secure the property, transfer utilities, arrange for a trash out and clean up of the premises, as well as set up regular maintenance services (such as landscaping and interior cleaning). We also inspect the property to determine areas in need of repair and send any necessary licensed and boded contractors out for estimates. We take care of accounts payables/receivables, repairs and maintenance and the overall management of the property until an offer is accepted and the transaction successfully closes.
Home Marketing
When Titan Relocation receives an assignment, we complete a Broker Price Opinion for the REO company, and then develop and strictly adhere to a customized marketing plan. We provide regular market activity updates to keep the REO company up-to-date of current market activity directly impacting the property.
Contract Negotiation
Titan Relocation is adept at offer negotiation and takes its role as an advocate for the seller very seriously. We take particular pride in our expertise involving transaction management. Our ability to closely monitor all aspects of the transaction, from offer to close, and our constant communication with the REO company ensures the timely performance of all parties involved in the process.
